Because we are a broker, we are not selling you one product. The right program is whichever one actually fits what you are doing — these are the ones we work with most.
That covers buying, building, refinancing, cash-out refinancing and home equity lines of credit — on primary residences, second and vacation homes, investment property, and commercial and land deals. Most of the programs below serve more than one of those, so what fits depends on the deal rather than the label.
Conventional
Fixed and adjustable terms for buyers with established credit and a standard down payment.
FHA
Lower down payment and more flexible credit requirements, backed by the Federal Housing Administration.
VA
No down payment and no mortgage insurance for eligible service members, veterans, and surviving spouses.
Jumbo
Financing above the conforming loan limits set each year, for buyers of higher-value properties.
HELOC
A revolving line secured by the equity in your home, drawn on as you need it rather than all at once.
Renovation
Purchase or refinance with the cost of the work rolled into a single loan and a single closing.
Ground Up Construction
Draw-based financing for building from a vacant lot, converting to permanent terms once it is finished.
Commercial
Financing for income-producing and mixed-use property, underwritten on the asset rather than a household.
Land Acquisition
Purchase financing for raw or entitled lots, held until you are ready to build on them or sell them on.
DSCR
Investment property loans qualified on the rent the property brings in rather than on personal income.
Non-QM
Bank statement, profit-and-loss and 1099 documentation paths, for income a tax return does not capture.
